“How do I get more listings?” It’s the question I hear most from agents, often followed by frustration. They feel like they’re pushing a boulder uphill, making the process harder than it has to be. But the truth is, there’s a smarter way. Today, I’ll share a proven strategy that starts with buyers and leads to more listings, smoother closings, and repeat clients.
The Three Tertiary Laws of Listings. This strategy is grounded in three fundamental principles:
1. A great solution becomes a great unique value proposition.
2. A strong value proposition creates a dominant agent.
3. Dominant agents consistently outperform newer agents.
Understanding these three laws flips the traditional playbook. Rather than trying to beat top agents at their own game, the key is to create an irresistible solution that bypasses competition entirely.
Target buyers first. Homeowners want two things: the best price with the least amount of stress. Instead of cold-calling sellers, start by generating buyers in the Orange County neighborhoods where you want listings. Then, present that buyer opportunity to potential sellers: “I have a buyer who’s ready to purchase in your neighborhood. Have you thought about selling?”
This instantly becomes a no-pressure, high-value conversation. Even better? Many of those buyers also have homes to sell, which can lead to deals that are double or even quadruple. You’re no longer chasing listings, you’re creating them. And with each solution you offer, you increase your dominance in the market.
Deliver a better value proposition. If buyer-first isn’t possible, your next best bet is to create a strong value proposition. Show how you remove stress, simplify the process, and bring better results. That alone can help you outshine even the most experienced competitors.
